TerraSignal
Data Intelligence

Spatial decision support for property investment, built on official data.

The same harmonised, government-sourced data moat that powers every free TerraSignal report — turned into the tailored analysis an investment committee, development team or lender actually needs: where to look, what to pay, what the neighbourhood will do to the asset.

Why TerraSignal

  • Official sources only. Census, land registries, notarised sales, tax-declared rents, national statistics. No scraped listings, no black-box estimates — so the number survives the committee.
  • One schema across ten countries. The same measures and geographies harmonised, which is what makes cross-border comparison and multi-market screening actually possible.
  • Depth where it matters. District level everywhere, fine-grain beneath it (census sections, IRIS, MSOA, ZIP, tracts) — the level a site decision needs.
  • Method you can audit. Spatial econometrics, not slideware: every ranking comes with its formula, weights and source table.
Who does the work

Led by Prof. Eric Vaz, spatial econometrician and GIS researcher (Toronto Metropolitan University), author of peer-reviewed work on regional housing, well-being and land use across Europe, Canada and Africa, and the builder of the TerraSignal data platform.

Confidential by default. Your brief, your data and the results stay yours; we never resell a client study.

Tell us the decision and the markets. We reply within one working day to set up a short call, then send a scoped proposal — no obligation.

How fresh is the data?

Each country's tier carries its source vintage (e.g. ACS 2023, DVF 2024, Land Registry 2024, Census 2021 for tenure and demographics). Studies state the vintage on every table; licences include refreshes on release.

Can you add a country or a dataset we need?

Yes — new national tiers are built regularly (six were added in August 2026). Client-specific datasets can be merged into the same schema.

Is this the free report?

No. Every address report on terrasignal.ca stays free and open. Data Intelligence is bespoke analysis at market and portfolio scale, scoped to your decision.
